About Life Lease Units

Life lease units are available at Niagara Ina Grafton Gage Village, St. Catharines and Stone Road Village, Niagara-on-the-Lake. Stone Road Village is a retirement residence for active seniors.

What is Life Lease?

The life lease concept of housing is an approach to housing that is available for seniors (55+) that can only be operated by a charitable, non-profit organization, such as Niagara Ina Grafton Gage Village. Capital is needed to become a participant. A senior may purchase the right to occupy a particular unit for 49 years + 11 months, and this assures a senior of a place to live ‘without’ the responsibilities of home ownership. The ownership of the unit remains with Niagara Ina Grafton Gage Village, which owns and maintains everything in the Village. There is a monthly maintenance fee, which covers taxes, utilities, basic cable, snow removal, grounds maintenance, Reserve Fund, etc. The fee does not include telephone, internet, or contents’ insurance. A lease is signed between the senior and Niagara Ina Grafton Gage Village. There are no lawyers or real estate fees involved, and there are no land transfer fees. When a unit is vacated, Niagara Ina Grafton Gage Village retains a depletion allowance, which is 3% per year for the first five years to a maximum of 15%. The depletion allowance goes towards the Reserve Fund and renovation costs. The original capital investment minus the depletion allowance is returned to the senior or the estate. Niagara Ina Grafton Gage Village re-leases the unit.

Monthly Maintenance Fee

The monthly maintenance fee includes, but is not limited to property taxes, utilities (varies between apartments/bungalows) and basic cable. For maintenance fee rates, see Village Overview.

Amenities include a large bright dining room, library, bowling alley, therapeutic/recreational swimming pool, billiard room, Village Recreation Centre, chapel, café, hair salon, lounges, auditorium, and courtyard garden. Many activities are planned to contribute to the health and well-being of our residents, and a Pastoral Care Program meets their spiritual needs. No animals, other than those weighing less than 30 pounds and being less than 16 inches in height shall be kept or permitted within the Unit or upon the property. Amenities include a library, exercise room, pool table, multipurpose room with kitchen, and a gazebo with a communal barbeque. Residents plan and organize their own activities. All housing options at NIGGV and Stone Road Village have a waiting list. Since it is difficult to predict how long the wait may be, you are encouraged to apply early.
